Cooler Preventive Maintenance
Spring Time Checkup Includes:

Oiling the blower wheel bearings and motor bearings, tightening down any loose electrical or mechanical parts, adjusting belt, adjusting float, inspecting pads and water pan, inspecting motor and water pump, inspecting bearings and shaft play, checking the water distribution pipes and water valves, inspecting thermostat and control board.

Cooler winterization includes:

Removing power to motor and water pump, oiling the blower wheel bearings and motor bearings, turning water valves off, disconnecting the water lines and draining, removing the overflow pipe and draining water pan, removing belt, installing customer supplied swamp cooler cover.

Swamp Cooler Maintenance Tips
For do-it-yourselfers

Spring Time Check/Setup

* Crack windows in the rooms you are cooling. This will draw the cooled air through these spaces.

* Use ceiling fans to circulate air within your home.

* Remove the cooler panels and clean out any debris in the water pan at the bottom.

* Check the motor's fan belt tension. It should move about one half inch.

* Lightly oil the bearings on the motor and blower assembly.

* Install new cooler pads (if needed).

* Connect the water line and turn on the water supply.

* Check the float valve and make sure it is operating properly. If necessary, adjust the float arm by bending it. Check the water level in the bottom tray. It should be about one inch below the top of the tray, and below the top of the overflow pipe. If the water level is too high or too low, adjust the float arm.

Make sure your float valve is working properly. If the valve sticks, the water will run continuously, causing water to overflow the tray and be wasted. Adjust your float arm and, if that doesn't fix the problem, install a new float valve

* Switch on the cooler motor and recirculating pump, making sure the water distribution lines are flowing with water and the cooler pads are being evenly saturated with water.

* Look for split seams in the casement, or rusted areas in the tray, which could cause a leak.

Winterize

* Remove minerals and clean the bottom tray. Vinegar works well.

* Drain the water and buildup from the tray.

* Inspect the water distribution lines for clogged holes, clean as necessary.

* Thoroughly dry the tray and inspect it for signs of cracking.

* Coat the entire tray with submarine sealer or similar product to prevent rust.

* Prevent freezing of the cooler's water line by disconnecting the water line from the cooler and draining out the water.

* Cover your cooler to protect it and keep cold air out of your home.

Tempe Service Call: Customer wants maintenance performed on 4 swamp coolers located at his business.

Cooler Maintenance: All 4 coolers need new pads, 2 drain pans needed cleaning, 1 belt needed replaced, 1 float valve replaced, and 1 water pump replaced, oiled all motors and blower wheel bearings. All coolers operating like new at this time.


Mesa Service Call:  Business wants maintenance performed on 6 swamp coolers to satisfy their lease requirements and to get second opinion.

Swamp Cooler Maintenance:  Five of the six coolers didn't have any water supply lines, and one of the coolers had a bad water pump, a missing float valve and a missing float support bracket.  Only one cooler was actually doing its job of cooling the warehouse.  After giving this info to the business owner, he stated that its no wonder that his warehouse is always hot and he's been paying over $800 per year to his leasing companies swamp cooler maintenance division for nothing.  Customer stated that he'll be contacting his leasing company to get his coolers running the way their supposed to be since he already paid them and to seek reimbursement for poor maintenance practices.


Tempe Service Call:  Customer explained over the phone that his swamp cooler was vibrating too much and wanted a quote to have the bearings replaced.  Quote was given and service was scheduled.

Swamp Cooler Maintenance:  This was an old Goettl swamp cooler and the bearings at the blower wheel were loose so I proceeded to change them out for new ones as the customer had requested.  However, once the job was complete and the unit was turned on, it had major vibration problems.  After further inspection, it was found that one of the fins on the blower wheel was missing and another fin was detached from one side.  This was the real cause of the vibration problem (not the bearings).  I should of performed my own inspection of the vibration problem on the cooler prior to replacing the bearings.  Therefore, I gave the customer a steep discount on the bearing replacement because it didn't solve their problem.  Do to the age of the unit and the cost involved to fix the problem, it was recommended that the cooler be replaced.

I do IT consulting on my own so I thought that there must be smaller companies with hard working honest guys around that do AC work. Google brought up Bradley's web page, and actually read the testimonials and thought I would give him a shot. Bradley came and diagnosed the problem to be a motor, he spent an hour making sure, and returned after obtaining the part and finishing up the other work he had scheduled that day which ended up being 11:00pm to replace it so my family could get some sleep. NO WAY would a large company have come that late, at least not without extreemly heavy fees. Thanks for the fair price and Excellent service!
